Choosing a good tenant is one of the most important decisions a rental property owner makes. Poor tenants create problems ranging from late payments to serious property damage.

5-Step Tenant Screening Process

Step 1: Listing and Pre-Screening Before Viewing
In the listing: clearly state basic conditions — rent and payment terms, number of occupants, pet policy, any tenant type requirements

Pre-screening questions via chat before arranging a viewing:
- Where do you work?
- What is your approximate income?
- When do you want to move in?
- Any history of problems with previous landlords?

Step 2: Property Viewing and Behavior Observation

Good tenant signs: punctual, polite and communicates well, asks sensible questions about the property
Warning signs: very late without notice, urgently wants to move in immediately (no time for due diligence), heavy negotiation before seeing the property, several people viewing but claiming to live alone

Step 3: Request Documents

Thai tenants: national ID copy, current house registration, last 3 months' payslips or income evidence, verifiable employer contact, 1-2 references with contact details

Foreign tenants: Passport with valid visa, employer or organization reference letter, last 3 months' bank statement, Thai reference contact if available

Step 4: Verify the Information

- Call employer to confirm employment
- Contact references
- Check social media for general behavior patterns
- Contact previous landlord for tenancy history if applicable

Step 5: Decision and Strong Lease Agreement

Good tenant characteristics: income consistently at least 3x rent, stable employment history, good communication, clean previous tenancy record

Lease terms that reduce problems: specified number of permitted occupants, clear pet terms, late payment penalty, repair reporting process, photos of property condition attached to lease

Deposit Recommendation

2 months advance rent plus 1 month security deposit = 3 months total
Prevents sudden departures and covers repair costs if needed
