Refinancing Your Chiang Mai Home Loan — When It's Worth It and the Steps You Need to Know

Refinancing means moving a loan from the current bank to a new bank offering a better interest rate — to reduce monthly payments or the total repayment period.

When to Consider Refinancing

1. When interest rates have fallen since your original loan: If you originally borrowed at 6% but a competitor now offers 4.5%, the 1.5% difference may generate significant savings.

2. When the original bank's Promotional Rate period ends: Many banks offer low initial rates for years 1-3, then step up to MRR/MLR. When the step-up arrives, refinancing to a new bank's promotion typically pays off.

3. When your credit has improved: If your original credit wasn't strong (resulting in a higher rate), but your repayment history is now excellent, a better rate can often be negotiated.

4. When additional capital is needed (Cash-Out Refinancing): Borrowing against the increased property value to invest elsewhere — but manage the increased debt burden carefully.

Calculating Whether It's Genuinely Worth It

Simple formula: Monthly savings = old payment - new payment; Payback period = refinancing costs ÷ monthly savings.

Example: Remaining balance THB 2,000,000; old rate 6.5% → old payment THB 15,200/month; new rate 4.8% → new payment THB 13,400/month; monthly savings: THB 1,800. Refinancing costs ≈ THB 50,000. Payback period: 50,000 ÷ 1,800 = approximately 28 months. If planning to hold the loan longer than 28 months → refinancing is worth it.

Refinancing Costs

Early repayment penalty from original bank: Some banks charge a penalty for refinancing within the first 3 years — check the original contract first; New mortgage registration fee: Approximately 1% of loan amount; Property valuation: THB 3,000-5,000; New fire insurance: Renew or take new policy with new bank.

Refinancing Process

1. Compare rates from 3-5 banks. 2. Calculate whether it's worth it using the formula above. 3. Apply with the new bank (documents same as a new loan application). 4. New bank appraises property and approves. 5. Complete legal process at the Land Department (discharge old mortgage, register new mortgage).
