Land and Building Tax in Chiang Mai 2026 — What Every Property Owner Must Know
The Land and Building Tax (LBT) has been in effect since 2020, replacing the old local development tax and house and land tax systems. This article explains everything property owners in Chiang Mai need to know.
Who Must Pay the Land and Building Tax?
Liable parties include
- Land owners
- Building owners
- Condominium unit owners
- Those using or occupying government-owned land
Tax Rates by Property Type 2026
Primary residential (owner-occupied home)
Taxable value 0-50 million THB: 0.02%
Taxable value 50-75 million THB: 0.03%
Taxable value 75-100 million THB: 0.05%
Taxable value over 100 million THB: 0.10%
Example: House with taxable value of THB 3,000,000
Tax: 3,000,000 x 0.02% = THB 600 per year
Agricultural land
Rate: 0.01-0.10% (maximum 0.15%)
Commercial and industrial use
Rate: 0.30-0.70% (maximum 1.20%)
Vacant unused land
Rate: 0.30-0.70% — increases every 3 years of non-use, up to a maximum of 3%
Tax Exemptions
Primary residence
- Owner's name in house registration and owner actually resides there
- Taxable value not exceeding THB 50 million
- Full tax exemption applies
Payment Process
January-February: Local authority sends tax assessment to property owners
March-April: Owners can review and appeal
April: Pay tax by end of April
After 30 April: Surcharges begin
Late Payment Penalties
- Surcharge: 40% of outstanding tax
- Additional charge: 1% per month (compounding)
- Maximum: No more than 2x the outstanding tax amount
What Rental Property Owners Must Know
If you rent out property in Chiang Mai
- Rental property is classified as commercial use
- Tax rate is higher than for residential use
- Correctly declaring the usage type is essential
Example: Condo with taxable value THB 3,000,000 for rent
Commercial tax rate 0.30%
Tax: THB 3,000,000 x 0.30% = THB 9,000 per year
