Many people who buy a home or condo in Chiang Mai are unsure what to do next. This article provides a complete post-purchase checklist.

Immediately After Transfer Day

1. Collect all important documents
Title deed or condominium unit certificate, sale agreement copies, all transfer fee receipts, mortgage discharge certificate (if applicable), property handover documents

2. Photograph and inspect the property
Photograph every area on transfer day, verify all agreed inclusions (furniture etc.), test all electrical, plumbing, and air conditioning systems, record electricity and water meter readings

3. Transfer house registration (if desired)
Visit the local district office or municipality with the title deed and national ID

Within the First 30 Days

4. Transfer electricity and water account names
Contact the Provincial Electricity Authority and Water Authority

5. Purchase home insurance
Minimum fire insurance, consider comprehensive home insurance, bank may require this if you have a mortgage

6. Register with the juristic committee (condos)
Notify the committee of ownership change, register entry card and parking, verify no outstanding common fee arrears

During the First Year

7. Plan for land and building tax
Pay before April each year, verify registered usage type is correct

8. Preventive maintenance
House: inspect roof before rainy season, clean drains, annual electrical check, regular garden care
Condo: clean air conditioners every 3-6 months, check taps and fixtures, pay common fees on time

9. Organize documents systematically
Property documents folder, insurance folder, maintenance records folder, tax folder

10-12: Deep clean, repair defects, list for rent, engage experienced agent, prepare lease agreement, photograph condition before tenant move-in, collect deposit and advance rent
