Transfer Fees and Taxes for Chiang Mai Real Estate — Calculate Correctly Before Transfer Day
Transfer day costs are something many buyers and sellers still don't fully understand. Miscalculation can cause unexpected budget shortfalls.
Complete Transfer Day Cost Breakdown
1. Transfer Fee: 2% of appraised value or transaction price (whichever is higher); typically split 1% each; special government reductions available in some periods for properties under THB 7M (verify current measures)
2. Specific Business Tax (SBT): 3.3% of appraised value or transaction price (whichever is higher); paid by seller; applies when seller has held property less than 5 years or registered in house registration less than 1 year
3. Stamp Duty: 0.5% of appraised value or transaction price (whichever is higher); paid by seller; applies instead of SBT when seller has held more than 5 years and been in house registration more than 1 year
4. Withholding Tax: Calculated on progressive rate table based on tax base and years of ownership; paid by seller
Real Calculation Example
Condo transaction price THB 3,000,000; appraised value THB 2,500,000 (transaction price used as higher); seller held 3 years, not in house registration:
Transfer fee 2%: THB 60,000 (split THB 30,000 each); SBT 3.3% (less than 5 years): THB 99,000 (seller pays); Withholding tax: approximately THB 50,000-80,000 in this case
Buyer total: approximately THB 30,000; Seller total: approximately THB 180,000-210,000
