Verifying the land title deed is a step that must never be skipped when buying property. This article guides you through self-verification before visiting the Land Department.

Step 1: Check the Title Deed Copy Received

What to examine

Title deed number: Must match what the seller stated — check consistency throughout the document
Owner's name: Must match the seller's national ID. Discrepancies need explanation (name change or marriage)
Land number and location: Must match the property viewed
Area size: Verify it matches what was agreed — watch units: sq.wah vs rai vs sqm

Back of the deed (registered annotations)
Critical entries on the reverse:
- Mortgage: If listed, the property has an outstanding mortgage
- Easement: Third-party rights to use the land
- Registered lease: If a formal long-term lease has been registered
- Injunction: Court order freezing the title

Step 2: Verify at the Chiang Mai Land Department

Why go in person? A seller's copy may be old — current status can only be confirmed at the Land Department on the day.

What to ask for

3. Transfer history — check whether the deed has changed hands an unusually high number of times

Physical Survey Verification

Request a boundary survey before buying — verify that boundary markers are correct and complete
Check property access — is there a public road access or must entry pass through another person's land?
Check for encroaching structures
