What Is the Land and Building Tax?
Enacted in 2019 to replace the old House and Land Tax, calculated based on assessed property value and usage type, payable annually every April.
Tax Rates by Usage Type
Primary residential (name in house registration):
Up to THB 50 million: 0.02% — Below THB 50M appraised value: minimal or near-zero tax for primary home
Other residential (no house registration): Same rates but without the primary home exemption
Commercial / rental: 0.30-0.70% depending on value
Vacant unused land: 0.30-3.00%, increasing 0.30% every 3 years if still unused
Calculation Examples
Example 1: Primary home, appraised THB 5,000,000 — below THB 50M exemption — effectively near zero
Example 2: Rental condo, appraised THB 2,500,000, commercial rate 0.30% → THB 7,500/year
Example 3: Vacant land, appraised THB 10,000,000, rate 0.30% → THB 30,000/year, rising to 0.60% within 3 years if unused
Example 4: Vacation home (second property), appraised THB 8,000,000, rate 0.02% → THB 1,600/year
Legal Ways to Reduce Tax
Register house registration in primary residential property: Reduces rate from 0.30% to 0.02% for primary home
Use land for agriculture: Converting usage type from vacant to agricultural significantly reduces tax
Verify appraised value accuracy: If appraised value is higher than fair market value, the assessment can be contested
Payment and Penalties
Payment deadline: March-April each year
Late penalty: 40% of unpaid tax per year
Continued non-payment: May ultimately result in asset seizure
