Entry-Level condos (basic amenities): THB 25-40/sqm/month — security, common area cleaning, elevator maintenance
Mid-Range condos: THB 40-65/sqm/month — all above + pool, fitness
Upper-Mid to Premium condos: THB 65-100/sqm/month — all above + Rooftop Lounge, meeting rooms, some Concierge
Luxury condos: THB 100-150+/sqm/month — 5-star hotel-level services
Example calculation: 40 sqm condo at THB 50/sqm = THB 2,000/month or THB 24,000/year
What Common Fees Should Cover
Always included: 24-hour security, common area cleaning, elevator maintenance, common area electricity, common area water, juristic management costs
Should include at mid-range and above: Pool maintenance, fitness, garden and landscaping, cumulative repair reserve fund
Red Flag (should not require extra payment): If the juristic committee charges additional fees beyond common fee for items that should already be included, this may signal non-transparent management
Signs Common Fee Is Too Low
Below THB 25/sqm/month typically means: insufficient maintenance funding, very low repair reserve, or service quality below acceptable standard
Signs Common Fee Is Too High
Above THB 80/sqm/month without commensurate Premium amenities — ask clearly what the high common fee actually covers
