Buying Property with Foreign Currency
For foreigners buying a Freehold Condo
- Money must be transferred from abroad in foreign currency
- Must be exchanged to Thai Baht through a Thai bank
- A Foreign Exchange Transaction (FET) Form must be obtained
- The FET Form is the critical document proving the funds came from overseas
Why Is the FET Form So Important?
The FET Form proves that the condo is a foreigner's Freehold ownership. When selling in the future, it enables the funds to be transferred back abroad.
Process
1. Transfer funds from overseas bank to Thai bank
2. Exchange to Thai Baht at the bank
3. Obtain FET Form from the bank
4. Pay for the condo in Thai Baht
5. Keep the FET Form permanently
Buying Property with Cryptocurrency
Current status in Thailand (2026)
Direct property purchase with cryptocurrency is not officially permitted in Thailand. All property transactions at the Land Department require Thai Baht.
Some buyers convert crypto to major currencies, transfer to Thailand through normal banking channels, obtain FET Form, and proceed as normal. This is the currently correct approach.
