How to Read a Chiang Mai Land Title Deed — What to Check Before Buying
The land title deed is the most important document in any property transaction. Reading and verifying it correctly before buying can prevent serious problems.
Front of the Chanote Title Deed
1. Title deed number — unique identifier for database lookup at the Land Department
2. Province, district, sub-district — location must match the physical location
3. Land plot number — plot number in the Land Department's GIS system
4. Survey page number — reference number in the Land Department registry
5. Land area — stated in rai, ngan, and sq.wah. Verify with a boundary survey before buying
6. Owner's name — must exactly match the seller's national ID
7. Location map — rough diagram showing the land position
Back of the Title Deed (Most Important!)
The back is the most critical part to review — it shows all encumbrances.
Registration history — shows all past transactions including sales, transfers, mortgages
Mortgage (if any) — check who holds it, the amount, and whether it is still outstanding
Easements — rights of others to use the land such as right of way, water channels, power lines

Step 1: Request the original title deed — never accept a copy alone
Step 2: Verify at the Chiang Mai Land Department — confirm information matches and check for any additional encumbrances
Step 3: Survey the boundaries — confirm actual size and location match the sale description
