Preparing Documents for Chiang Mai Property Transfer Day — Everything You Need to Know and Have Ready

Transfer day is the most important day in the property purchase process. Thorough preparation ensures a smooth process without complications.

Seller Document Checklist

Property documents: Original title deed (โฉนด/น.ส.4), full title deed copy, debt-free certificate from juristic committee (for condos), paid common fee receipts, sale and purchase agreement copy

Individual seller: National ID (original), house registration (original), marriage certificate (if applicable), spouse consent letter (if joint marital property), power of attorney (if represented)

Corporate seller: Company certificate from DBD (not more than 1 month old), shareholder list, board resolution approving sale, power of attorney, authorized signatory's ID

Buyer Document Checklist

Thai buyer: National ID (original), house registration (original), marriage certificate and spouse consent (if applicable)

Foreign buyer: Original Passport (valid visa), full Passport copy, FET Form (Foreign Exchange Transaction Form) from bank for Freehold condo purchase, source of funds documentation (some cases)

Bank Documents (if borrowing)

Loan approval letter, loan agreement, mortgage agreement, bank check or transfer, loan amount statement

Cash Preparation for Transfer Day

Transfer fees, taxes, and all other costs must be paid in cash or cashier's check only — bank transfers are not accepted at the Land Department

Approximate costs: Transfer fee 2%, SBT 3.3% (if held under 5 years), Stamp Duty 0.5% (if held over 5 years), Mortgage registration 1% (if borrowing)

Transfer Day Process at the Land Department

1. Submit documents at the counter
2. Document verification by officers
3. Property valuation
4. Calculate and pay fees and taxes
5. Sign transfer documents
6. Receive new title deed in buyer's name
Typical duration: 2-4 hours

After Transfer Day

Photograph all documents for backup, notify juristic committee of ownership change (condos), transfer water and electricity meter names, change all locks
