Chiang Mai Property Transfer Day Costs — How to Calculate in Advance
Transfer day costs are often overlooked by first-time buyers, leading to insufficient funds on the actual day. This article covers every item and calculation formula in full.
The 4 Main Transfer Day Costs
1. Transfer Fee: 2% of appraised value — typically split equally between buyer and seller
Formula: Appraised value × 2%
Example: THB 3,000,000 appraised × 2% = THB 60,000 total (buyer pays THB 30,000)
2. Specific Business Tax (SBT): 3.3% — when seller held under 5 years
Formula: Higher of sale price or appraised value × 3.3%
Example: Sale price THB 4,000,000 × 3.3% = THB 132,000 (seller pays)
3. Stamp Duty: 0.5% — replaces SBT when seller held over 5 years with house registration
Formula: Higher of sale price or appraised value × 0.5%
Example: THB 4,000,000 × 0.5% = THB 20,000 (significantly lower than SBT)
4. Withholding Tax: Based on appraised value and years held — best calculated at the Land Department
Full Cost Examples
Example 1: Second-hand house, sale price THB 4M, appraised THB 3M, held under 5 years
Buyer's transfer day costs: approximately THB 30,000 (half of Transfer Fee)
Example 2: Condo, sale price THB 2.5M, appraised THB 2M, held over 5 years
Buyer's transfer day costs: approximately THB 20,000
Additional Costs if Using a Bank Loan
Mortgage registration fee: 1% of loan amount
Example: THB 2,000,000 loan × 1% = THB 20,000
Loan agreement stamp duty: 0.05% of loan amount (maximum THB 10,000)
Fire insurance: approximately THB 2,000-5,000/year (bank-required)
