Handover day for a new home or condo is critically important. Thorough inspection before signing prevents significant long-term problems.
Why Inspect Before Signing?
After signing the handover, getting the developer to repair issues becomes much harder. Before signing, you have maximum negotiating power to require repairs first.
Checklist A: Structure and Construction
Floors: Level and even, no hollow spots when pressed, tiles not cracked, loose, or wide-gapped, wood or vinyl floors with no scratches or bubbling
Walls and Ceilings: No cracks beyond normal (minor shrinkage vs structural), paint even with no drips or missed areas, ceiling flat with no water stains
Doors and Windows: Open and close smoothly without swelling, all locks function normally, frame seals intact and waterproof, glass with no cracks or bubbles
Checklist B: Electrical System
Test every light switch in every room, test every power outlet, inspect every breaker in the electrical panel, test emergency lighting and alarm systems, verify meter functions normally
Checklist C: Plumbing System
Open every tap — check water pressure, check under sinks for leaks, test all toilets (flush and observe drainage), test all showers and taps, verify hot water reaches all intended points, check all drain outlets
Checklist D: Air Conditioning
Test each unit in all modes (Cool, Fan), measure temperature output, verify drainage runs correctly, confirm all remote controls work
Checklist E: Finishes and Fittings
Kitchen: All specified furniture present per contract, cabinet doors open smoothly without scratches, countertop with no cracks or stains, sink and tap working
Bathrooms: All tiles intact, fixtures complete without cracks, mirror clean and undamaged
Checklist F: Condo-Specific
Verify room number matches title deed, register key card and parking allocation, inspect common areas on assigned floor, receive copy of juristic committee regulations
Your Rights Before Signing
You have the right to: refuse handover if significant unresolved issues are found, create a formal Defect List and have the developer's representative sign it, set a clear deadline for repairs before completing handover
